In the Chianti hills, 10 km from Florence, there is an exclusive, 450 sq. mt. villa. The Villa is located in the picturesque Tuscan hills with 3 hectares of fenced property, and a splendid 25 x 12 mt. pool, and tennis court.
Technical Description:
The Villa is spread out over one floor in which we find the entrance, the living room with fireplace, the dining area, the reading/study room, and the entertainment area containing a 42” flat screen satellite TV and home theatre sound system, DVD and CD players, and VCR.
The dining area leads to a utility room where we find the ice machine, the tea and coffee makers, a cupboard containing dishware, silverware and glassware; from the utility room we continue on into the kitchen which is equipped with a 6-burner stove, oven, microwave, refrigerator, freezer and dishwasher, ice maker, slicer, coffee maker.
The utility room also opens out to the pool deck where breakfast, lunch and dinner can be served. In front of the villa there is a covered wooden porch perfect for dining al fresco.
Through a door in the living room we reach the part of the villa where the 5 double bedrooms with double bed and 5 en suite bath-rooms with shower are located; each room is furnished with a wardrobe, air conditioning and a TV.
Outside there is a swimming pool 25 x 12 mt. - 0.90 to 3 mt deep, surrounded by 10 deck chairs and umbrellas, 2 gazebos, and garden furnishings (chairs and tables,) Tennis court, soccer court, wood oven, Barbecue , parking area, heliport, 4 mountain bikes.

Every bedroom has air conditioning, satellite TV with, 20” LCD screen, home theatre sound system, DVD and CD players, telephone, Internet access, and electric teapot.
Handicap
Owing to the layout of the Villa (just one floor) it is very handicap accessible.
Restrictions
Children of all ages are welcome, animals are not allowed.
Notes
The layout of the Villa covers only one floor.
The total property is 3 hectares with completely fenced-in grassy and wooded areas, automatic gate and night illumination in the garden.
