The villa, with its unusual long shape, is made of ancient stones and it is situated in the heart of the estate. The villa can easily accommodate 13 people and has every sort of comfort.
One extra single bed can be added for a child.

Outdoors area

In front of the villa a big garden with a breathtaking view on the Tuscan countryside. A stone staircase with two flights leads to the swimming pool of 9x14 meters (deep from1,20 to 2,50 mts) surrounded by sun beds and chairs and from a relaxing grass area. Close to the swimming pool there is a loggia with a lounge area , with sofas to relax and a big table and chairs where guests can eat This area is equipped with a barbecue and a fridge .Beside the loggia there are a bathroom , a room with a shower and many dressing-rooms .The swimming pool is open from the beginning of May to the end of October.

Ground floor

The entrance hall leads to the green sitting room and to the main hall that is connected to the billiard-room and to the library as well.
On the other side the large dining room, the hunting hall with the big fire-place, the office, the fully equipped kitchen with electric oven, refrigerator , american coffee machine, dishwasher and a big bathroom.


First floor

Three double rooms with private bathroom with shower; two double rooms sharing a bathroom with bath tub and shower; one double room and one single sharing a bathroom with bath.tub

Swimming pool towels
Cleaning of rooms is done 6 days in the week (Sunday not included). Between 10.00 am and 12.00 pm and is inclusive of the rental. Different hours can be arranged between the guest and the servant if preferred.

Linen is changed on Saturday and Wednesday . Extra requirements will be charged as follows: - extra sheets Euro 5 per person - Extra towels set Euro 5 p.p.- Extra pool Towels Euro 5 each.

The price does not includes :

Electricity and gas for heating (depending on consumption ) gas for heating costs € 6.48 per cubic meter.
Gas costs are not included. This will be calculated according to the fuel used to heat the house 2 days prior to the customer’s arrival and during their stay. The gas used also to heat up the water costs 6.48 euro per unit
Weekly electricity consumption in excess of 300KWS is charged at 0,30 euro.

Cooking service is charged 25 euro per hour, any additional service required will be charged 10 euro per hour. The cost for food and drinks is extra and has to be paid on a weekly basis upon presentation of shopping receipts. Meals should be ordered and paid directly to the manager at least 12 hours in advance. Lunches will be served between 12.00 am and 2.00 pm, and dinners between 7.00 pm and 9.00 pm

Italian style breakfast can be arranged on request 6 days (Sunday not included). For Italian breakfast we offer coffee, tea, milk, bread, toast, biscuits, jam, fruit juice, yogurt, cereals and eggs. Extra fee of Euro 10 p.p.
