Villa Carmen is located within a, private 12-hectare estate tucked away in Chianti, the heart of Tuscany, between Florence and Siena, half way between Montespertoli and San Casciano, just 30 minutes away from Florence.
The ultimate in privacy and independence, both the exterior and interiors of this fine old farmhouse have been immaculately restored to a very high standard by its decorator owner. Every detail of the restoration has been done with total respect for nature and for Tuscan heritage.
The house is beautifully decorated throughout with terracotta floors, whitewashed walls and beamed ceilings.
The bedrooms are attractively furnished with four post beds and enjoy a beautiful view of the surrounding countryside.
Each of the six bedrooms is adjoined by its private bathroom - there are 5 ensuite bathrooms - graciously decorated with old mirror frames and antique lamps. The upper bedrooms all have air-conditioning, combining charme and tradition with contemporary comfort.
The living areas are colourful and furnished with high-quality fabrics, antiques, fine custom linens and table ware.
The large state-of-the-art kitchen leads onto a terrace, where a large loggia overlooking the garden and the swimming pool keeps it cool in summer and provides shade for outside dining and al fresco meals. The modern amenities include a fully equipped kitchen, washing and drying machines, satellite television, remote-controlled gate entrance, phone, fax and HP computer colour printer.
The house is accessed by a 700 meters private road and surrounded by an extensive and well-tended garden that rolls gently downward from the house towards the swimming pool, which is situated among sloping green lawns and fruit trees.
Near the swimming pool (12 x 6 m) and around the garden and terraces, there is an abundance of outdoor furniture, teak pool furniture, wrought iron and rattan settees, benches and chairs, marble tables and sun umbrellas for shade.
The property enjoys a spectacular view of a Xth century castle and a panorama of typical Chianti countryside with rolling hills, vineyards, olive groves, cypresses and distant farmland.
The domaine comprises 350 olive trees, over 100 walnut trees, a small river delineating its southern boundaries and several hectares of forest providing delicious shade in the summer.

Technical description of the house:
The Villa is divided as following: On the ground floor there is an entry hall, a living room with Sat-TV, a bathroom with shower and next door a double bedroom with 2 single bed, which can also be connected. From that room a door leads to another double bedroom with 2 single bed and direct access to the garden with own bathroom with shower. This bedroom has no direct connection with the living areas of the Villa on the ground floor - you have to go through the bedroom before or across the garden area. Furhther more on the ground floor there is a dining room, the kitchen and a studio, all with direct access to the terrace and garden.
On the first floor there are 4 bedrooms with ensuite bathroom: a double bedroom with 2 single bed which can also be connected with own bathroom with bathtub, a double bedroom with double bed and own bathroom with shower and a separate bathtub, another double bedroom with double bed with own bathroom with shower, and another double bedroom with 2 single bed, which can also be connected, with own bathroom with shower. The 4 bedrooms on the first floor have air condition.
In the annex building next the Villa lives the caretaker and gardener of the Villa. An about 800 metres long dirt road leads to the property and is not reccomandable for sportcars.
The Villa is the perfect place to relax and enjoy Tuscany for everybody, who loves the special atmosphere of the area and wants to enjoy a mix of peaceful relaxation and culture in one of the most beautiful areas in the world between Florence and Siena.
