The villa is located in the hilly landscape of Tuscany, close to Guardistallo and about 20 Km distant from the coast but also some of the most beautiful cities in Tuscany like San Gimignano, Volterra, Lucca, Pisa are not too far and can be visited on a half day trip or day trip.

The villa was completely renovated in 2009 and early 2010 and can be divided into two separate independent apartments. This 2 floor villa has a capacity for up to 20 people.


An approx. 3 km long entrance over an not tarred street leads to the house. The villa has a large heated swimming pool (12x6)

Ground floor:
one double bedroom with bathroom, one twin bedroom with bathroom, one open kitchen, a dining/lounge room with fire place and one separate bathroom for guests. The kitchen is well equipped with oven, microwave, toaster, a refrigerator and a dish washer.

On the first floor are two double bedrooms with each bathroom.


The big apartment has a capacity for up to 12 people

The big apartment is divided as following:

Ground floor:
one double bedroom with bathroom, one twin bedroom with bathroom, one open kitchen, a dining/lounge room with fire place. The kitchen is well equipped with oven, microwave, toaster, a refrigerator and a dish washer.

On the first floor are four double bedrooms with each bathroom and the “tower room” with two sofa beds and bathroom with WC, wash basin and shower.
from all the ground floor rooms including one downstairs bedroom in the first apartment.

The garden which surrounds the villa is directly accessible from all the ground floor rooms including one downstairs bedroom in the small apartment.

In total the villa offers place for 20 persons and is located on the crest of a hill, very peacefully, in panoramic position with an all-round view in the hilly landscape of the area. The villa includes all comforts for its guests.

Please not that is not possible to have the heating of the pool and the air conditioning at the same time.

Water consumption: In case of water problems in the area the Society could fix a limit of water consumption considered included. Over this limit the consumption will be an extra cost to be paid at the end of the holiday period at the price 5 Euro/m3. We will calculate a sufficient amount of water to cover normal consumption for a normal holiday stay. This is to avoid water wastage.

Cleaning: Last day cleaning it’s compulsory. If people stay in a villa more then 1 week they can choose if they want cleaning of the villa included change of the bed linen an towels during the stay at the same price as final cleaning or just change of bed linen and towels at 10 Euro per guest.

Heating of the pool: eventually available upon request, previous early agreements and generally from the end of March to the end of April and from the end of September to the end of October. Mentioned dates could change depending on weather conditions and outside temperature.
